How to Pass the Alabama Real Estate Salesperson Exam on the First Try

Know the Format Before You Study
The Alabama salesperson exam has 80 scored national questions and 40 scored state questions, all multiple-choice, delivered on computer by Pearson VUE. Unscored pretest questions are mixed in and look identical to scored ones, so answer everything. There is no penalty for guessing; never leave a question blank.
Study to the Outline, Not to the Textbook
Prelicense textbooks cover everything at the same depth. The exam does not. Use the published item counts to decide where your hours go:
- National: contracts and agency (16), property characteristics and land use (11), valuation (11), real estate practice (10), ownership and title (9), disclosures and environmental issues (9), financing and settlement (7), math (7).
- State: violations (15), licensing requirements (7), broker and company licenses (5), RECAD (3), and one or two questions each on the Commission's role, license status, the Recovery Fund, disciplinary process, estimated closing statements, and trust funds.
A topic with 16 questions deserves several times the attention of a topic with 2.
Memorize the Alabama Numbers
State questions are often decided by a single figure. Build a sheet with these and review it until it is automatic:
- Age 19; 60-hour prelicense course; 30-hour post-license course.
- 90 days after passing the exam to apply with a qualifying broker.
- Temporary license: six months to finish post-license and stay active; expires after one year.
- Licenses expire September 30 of even-numbered years; renew by August 31 to avoid a $150 penalty.
- 15 hours of continuing education per license period.
- Recovery Fund: $30 fee; up to $25,000 per transaction and $50,000 per licensee.
- Fines of $100 to $5,000 per violation.
- Records kept for three years; notify the Commission within 10 days of a lawsuit or criminal charge.
Learn RECAD as a Set of Rules, Not a Definition
RECAD questions describe a situation and ask what the licensee is or must do. Three rules cover most of them. First, until a written agreement says otherwise, a licensee is a transaction facilitator, not an agent. Second, the brokerage services disclosure form must be given before any brokerage service, which includes showing a property. Third, a written brokerage agreement is required before listing a property or submitting an offer for compensation.
Handle Math Mechanically
Two facts are not provided at the test center: 43,560 square feet per acre and 5,280 feet per mile. For everything else, write the formula before touching the calculator. Seller-net questions divide by one minus the commission rate. Capitalization questions use income divided by rate. Proration questions tell you whether to use a 360- or 365-day year and who owns the day of closing; underline both before you start.
The Last Week
Take full-length timed practice exams and review every miss by topic. If your misses cluster in one outline section, go back to that section instead of taking another test. In the final two days, stop learning new material and review your Alabama numbers sheet and the list of violations.
